What we look at in an offer

An offer is reviewed under three headings. The answer to each question is first searched for in the offer itself, anything missing is asked to the contractor in the meeting. Every offer answers these questions differently.

Floor area calculation

  • How was the net area of the current flats measured?
  • How are gross and net area defined in the new project?
  • Who are the common areas and parking counted for?

Sharing ratio

  • Which land share and which area is the ratio based on?
  • How are flat positions and premiums distributed?
  • Does the offer include rent support and moving costs?

Feasibility

  • Are zoning status and parking obligations reflected in the offer?
  • Are the contractor's collateral and financial position in the contract?
  • Are delay penalties, termination and withdrawal terms defined for both sides?

How does a parcel transform, and what does Rebus do at each stage?

Six stages from the current building to the new one. Who does the work at each stage and what Rebus does. Duration and outcome differ for every parcel, the scene is illustrative.

  1. Stage 01

    Current state

Title deed records, zoning status and the areas of the current flats are brought together. An offer can only be read with this information.

Coordinates the survey of the current state.

  2. Stage 02

    Parcel and project

The zoning rights of the parcel and the limits of the new building are drawn. The offer is reviewed against these lines: floor area calculation, sharing ratio and feasibility.

Reviews the offer and develops the project.

  3. Stage 03

    Contract and site

Once the contract and permits are complete, the contractor moves onto the site. Demolition and excavation take place at this stage.

Coordinates how the parties set the guarantees in the contract: collateral, delay and termination clauses.

  4. Stage 04

    Structural system

The building rises floor by floor. The timeline written in the contract is followed throughout.

Follows the timeline, informs the owners and looks for solutions if there is a delay.

  5. Stage 05

    Facade and surroundings

The facade, entrance and landscaping are completed. Pavement and trees connect the building to the street.

Runs the communication between the owners and the contractor.

  6. Stage 06

    Part of the neighbourhood

The renewed building becomes part of the street. Duration and outcome differ for every parcel, the process shown here is illustrative.

Before the first meeting

The questions owners ask most often.

Will I pay Rebus?

No. Rebus's fee is paid by the contractor who takes on the project. Owners do not pay Rebus.

Will my flat get smaller?

The size of your new flat depends on the floor area calculation and the sharing ratio in the offer. We check together how your current flat was measured and how gross and net are defined in the new project.

Will I receive rent support?

Rent support and moving costs are a separate item in every offer. Whether your offer includes them and how they are written is checked separately in the review.

I have no offer yet, can I still call?

Yes. In the first meeting we talk about the state of your building and the steps of the process. An offer is not required.
